Many people think since their roof is designed to last for 15 - 20 years, they can foret about it until it's time for replacement. The fact is, even light maintenance of your roof can add years of life.
For example, if you live in a heavily wooded area, keep your roof clear of accumulated debris from trees. This will allow the roof to drain effectively. The leaves also have a high acid content which will prematurely rust the architectural sheet metal on the roof.
If your roof is a tar and gravel system, it's important that the gravel cover the roofing paper. Over time, the gravel can migrate as a result of wind, rain or the neighborhood cat! If the tar paper is exposed, this can lead to premature failure in the system.
Some materials require less maintenance than others. Roofing materials most commonly used these days are Class A fire retardant. Wood shake or shingle roofing has made way for high quality composition shingle material. While the composition shingle may not have the old world charm of wood, it more than makes up for it by being economical and longer lasting.
If your roof is over five years old, it may be wise to have it inspected by a licensed roofing contractor. The inspection report should list the current condition of the roof, along with any recommended repairs. Spending a little money along the way can be a wise investment in the big scheme of things.
